  3. % Change In Price From Prior Year:       0.1%
  4. Total Number Of Units Sold:                 35
  5. % Change In Sales From Prior Month:   52.2%
  6. % Change In Sales From Prior Year:     169.2%

Orange County (Detached Single Family Residences)

  1. Median Price / Dec-09:                        $533,250.00
  2. % Change In Price From Prior Month:    1.5%
  3. % Change In Price From Prior Year:      18.8%
  4. Total Number Of Units Sold:                 1,430
  5. % Change In Sales From Prior Month:   2.6%
  6. % Change In Sales From Prior Year:     3.3%

The good news for sellers in Ladera Ranch is that the volume of sales (month to month & year to year) is increasing dramatically which will likely reduce the overabundance of inventory and reduce competition.  The bad news for sellers is that there was a fairly significant reduction in median price (month to month) of    -6.0%.
